The U.S. housing market has experienced a steep decline in home sales in 2017, and in part, that is due to an increase in homebuyer demand.

Consequently, the average home price for the year stood at $259,800.

Most recently, the National Association of Realtors (NAR) released its 2017 Profile of Home Buyers and Sellers, which shows that in 2017, the number of homes sold decreased 4.3 percent over the prior year and the average selling price declined to $259,800.

Even though the overall number of home sales were down, the report states that an increase in the number of first-time homebuyers in 2017 helped stabilize the market.

NAR President Brandon McRae explains that while first-time buyers accounted for a larger share of home sales, they made up only a “small” share of the total market.

“The first-time homebuyer population decreased, but not as much as you might expect,” McRae said. “As a share of all sales, this group dropped from
2.1 percent to 2.0 percent, but the share of first-time homebuyers who purchased was down slightly as well from 3.7 percent to 3.3 percent.”

McRae says that although homebuyers’ share of the market decreased, the share of repeat homebuyers in the market remained constant at about 50 percent of all home sales.

He says that there are some key takeaways from the data: “The decline in the share of first-time homebuyers and repeat buyers is likely the cause of the overall decline in home sales. At the same time, affordability was challenged during the year as home sales prices rose 4.4 percent.”
